One of the ways at looking at our housing market is to review numbers for our Metropolitan Statistical area which is called, “Sacramento – Roseville – Arden Arcade Metro Market Area.”  A metropolitan area is a region consisting of a densely populated urban core and its less-populated surrounding territories, sharing industry, infrastructure, and housing.  The cities included within our metro area are Davis, Folsom, Roseville, Elk Grove, Woodland, Arden-Arcade, Rancho Cordova, Citrus Heights and Sacramento.  It generally covers what we refer to as the greater Sacramento area.

The median home value in Sacramento–Roseville–Arden-Arcade Metro is $414,800. Sacramento–Roseville–Arden-Arcade Metro home values have gone up 3.1% over the past year and Zillow predicts they will rise 2.2% within the next year. The median list price per square foot in Sacramento–Roseville–Arden-Arcade Metro is $247, which is lower than the California average of $323. The median price of homes currently listed in Sacramento–Roseville–Arden-Arcade Metro is $454,000 while the median price of homes that sold is $402,700. The median rent price in Sacramento–Roseville–Arden-Arcade Metro is $1,975, which is lower than the California median of $2,800.
